Project Calendar
This section of the website is to give a high level overview of the current year planned projects and past completed projects for an ongoing reference of events.
The major projects are outlined in the current HCCC 181 Reserve Fund Study and engineer reports.
2010 Projects
- Replacement of 3600 Side entrance
walkways from asphalt to concreat
Status: Completed, June 2010
Issues with the asphalt walkways (heaving, incorrect grades, and water flow, etc), longer term less maintenance (cheaper in the long run) and aesthetics that are a better fit with our Community. - Security System Camera upgrades - 3600
& Townhouses
Status: Completed, April 2010
An additional 6 cameras where installed in 3600 (Gym, 2 for side entrances, 2 front of 3600 viewing both directions of the parking lot, and inside 3600 main entrance). An additional 2 cameras were installed on the 'bunker' by the Townhouses for Townhouse front door viewing and additional parking lot coverage. The Townhouse Owners now can see the camera feeds on EastLink channel 85 as well. - New Keyless Entry system for Side doors of 3600
& Gym
Status: Completed, March 2010
All entrances to 3600 now have a wireless key (FOB), and Gym access is now also controlled by wireless key FOB. - New Keyless Entry system for main door of 3600
Status: Completed, Feb 2010
The 3600 Main entry now has a wireless key (FOB) access system has been implemented that will make entry easier as well as save on long term wear & tear on the door and lock systems. All Owners of 3600 John Parr are issued 2 FOBs free and 1 additional can be purchased for $20. Max FOBs per 3600 Unit is 3. Townhouse Owners are entitled to 1 FOB free for Gym access, with 1 additional FOB that can be purchased, with max FOBs of 2 per Townhouse. - Updating 3600 Main entrance.
Status: Completed, Feb 2010
As the intercom and door replacement work was completed, the main entry to 3600 has been repainted and new moulding installed and painted as well. - Replacement of 3600 Intercom system
Status: Completed, Jan 2010
The 3600 Main entry Intercom system has been ordered and will be replaced with an updated system in January 2010. - Replacement of 3600 Entry Doors
Status: Completed, Feb 2010
All the Entry doors will be replaced in 3600 John Parr. The 2 side entry and back emergency door will be replaced first, and then the main 3600 entrance doors (both sets) will be replaced as well. New doors (silver) are of a better quality, and complete door systems down to the framing will be replaced.
2009 Projects
- Replacement of 3600 Entry Doors
Status: Completed, Feb 2010
All the Entry doors will be replaced in 3600 John Parr. The 2 side entry and back emergency door will be replaced first, and then the main 3600 entrance doors (both sets) will be replaced as well. door system

The complete automatic door system in the parking garage has been replaced, including the door, hinges, tracks, motor, and associated electrical connections as required. - Repainting of Parking Garage lines &
numbers

The parking lines & numbers on top and inside the parking garage have been completed. - Replacement of 35xx Townhouse Outside
fixtures
Status: Completed Dec 2009
The outside lights on the 22 Townhouses have been replaced with fixtures that complement the new front doors and allow for easier changing of light bulbs. New fixtures are EngeryStar compliant and all have proper outdoor CFL's installed (2 per light fixture). - Replacement of 35xx Townhouse Front
Doors
Status: Completed Sept 2009
The Board of Directors have selected the vendor (Metro Windows & Doors), Door Style (3/4 Glass w/ built-in blinds), hardware (lever type handle & deadbolt), and colour of Bronze Metallic.
- Parking Garage
Status: Completed, Nov 2009
The parking garage repairs were completed, with the replacement of spots identified in the engineering study requiring replacement in both the top deck and inside the parking garage. Parking garage also had a sealer applied as part of this project.
2008 Projects
- Replacement of 3600 and 35xx Townhouse
Roofs
Status: Completed April 2009

2007 Projects
- Hallway and stairway carpet replacement
of 3600 John Parr
Status: Completed December 2007
All stairways and hallway carpets to be replaced. Contract details include removing of all carpet & underlay, replacing with new high quality underlay which is double glued, laying of new carpet and hallway boarders. Plan to be complete before the end of the
year. - Lobby, stairway, and Hallway painting
3600 John Parr
Status: Completed January 2008
All stairways (including railings), hallways, and lobby area are to be painted. Contract details include removing of all wallpaper, complete surface preparation, and painting of all walls, fire doors (not unit doors), metal stair railings, etc and includes coming back to do touch ups once the new carpet is laid. - Resurfacing of concrete in main entry
way of 3600
Status: Completed in September 2007
The front entry way (Stairs, accessibility ramp, and exposed walls)
will be resurfaced with a concrete overlay for updated look, as well
as to repair some slight issues before they become larger problems.
- Replacement and repair of Townhouses
roof
Status: Completed in June 2007.
A large section of the Townhouse roof was experiencing ongoing leaking issues, which was finally tracked down and resolved by replacing a major part of the roof. - Fitness Center / Gym Treadmill Upgraded
Status: Completed in May 2007.
The treadmill was replaced in the gym to provide a more robust machine and functionality for HCCC 181 members. The new machine is of gym equipment level and in a product line that any replacement parts will be readily available post warranty period. - Roofs put on Garbage Bins
Status: Completed in May 2007.
Roofs where put on the garbage bins in front of 3600 John Parr and bin located at the top of 3600 by the parking garage. Bins where also repainted as well as the parking garage door and wall. - Main Backflow valve preventer
installation
Status: Completed in January 2007.
The Backflow valve preventer was a new requirement by HRM to be installed in all large Condo / Apartment buildings.
Past years Completed Projects (Reserve Projects)
- Parking lot maintenance
2001 & 2006 - Parking lot was re-sealed and repaired on 3600 John Parr and parking lines repainted. - Fitness Room / Gym
Ongoing investments made in the fitness center over the years, new flooring, updating, repairing, and replacing equipment as required. - 3600 John Parr - All windows and patio doors replaced
2002-2004 - All the windows and patio doors have been replaced in all units of 3600 John Parr with new, vinyl, energy and noise efficient windows. - 35xx John Parr - All windows in Townhouses replaced
2002-2004 - All the windows in the townhouses have been replaced in all units of 35xx John Parr with new, vinyl, energy and noise efficient windows. - 3600 John Parr - Complete Siding Replacement
2005 - 3600 John Parr had all previous wood siding removed, any damage areas repaired, weather wrap installed, new vinyl siding installed. As part of this project, all exterior vents were replaced and all new siding, vents, windows, doors, etc were caulked. New Down spouts for gutters also installed. - 3600 Decks were removed, repaired, and repainted.
2005 - As part of ongoing siding work, 3600 decks were removed, repaired where needed, and once siding project was completed were scraped and repainted. - 35xx & 3600 Decks were repaired, and repainted.
2001 - Ongoing maintenance for al decks of HCCC 181 were repaired where required, scrapped, and repainted. - 35xx Townhouses Concrete Steps removed and replaced with wooden
stairs.
Due to poor construction and weathering, the concrete steps were removed and replaced for all the townhouses of 35xx John Parr. - Parking Garage (upper John Parr Drive) was secured.
1999 - Due to vandals and loitering, the parking garage lower level was closed in and a electric garage door installed which resolved the issues. - 3600 Tile installed on all floors in front of elevator.
2002/2003 - All carpet was removed from in front of the elevator entries on all floors of 3600 and replaced with tile for ongoing ease of maintenance due to heavy traffic areas.
